Project Spotlight: Overcoming Zoning Challenges for a Modern Family Condo Development in Boston

We’re excited to highlight this transformative Boston home renovation project, which was a unique blend of zoning challenges and community collaboration. This project required an ERT type permit and faced significant scrutiny under its original, larger proposal. However, through extensive and robust community outreach and negotiation with local residents and civic leaders, we secured a favorable decision from the zoning board, even amidst the challenges posed by the COVID-19 pandemic.

Situated on an 18,000 sq ft lot, the site initially housed a dilapidated, 100-year-old 3-unit building with no historical value. Our plan was to revitalize the space by removing the existing structure and replacing it with 6 new, spacious, family-style condominiums. This redevelopment included the addition of 7 off-street parking spots and a dedicated bike storage rack, addressing the growing demand for sustainable and family-friendly living solutions in the city.

The new design prioritizes open space, abundant bedrooms, and ample storage, offering great value for families looking to stay and grow in Boston. Each condo unit features 3 to 4 bedrooms, making it ideal for those seeking larger family-style living within the city. Proximity to a local T station enhances the appeal, providing convenient access to public transportation.

Our architect team at Context Architecture made exceptional use of the lot size, creating an aesthetically pleasing development that complements the neighborhood. We also incorporated modern amenities like electric car charging options and ADA access, ensuring the property meets the needs of today’s diverse residents. Rear decks extending off the living rooms add to the livability, offering an ideal space for relaxation and entertainment.

This project is a testament to our ability to navigate zoning and permitting challenges, transforming an underutilized lot into a valuable asset for the community. The condos are currently listed on the MLS, ready to provide modern, comfortable living spaces for new families in Boston.

Construction took approximately 12 months, with the zoning process spanning about 2 years, partly due to the pandemic. We’re proud to have brought this vision to life, offering a fresh take on urban living for families in the city of Boston.
