Project Spotlight: ERT and ALT Combination Project at 274 Athens Street, South Boston
Located in South Boston, 274 Athens Street was another run-down and underutilized residential property, consisting of a single-family home and a two-family building combined on one lot. Our client’s vision for this project involved a complex mix of an ERT (Erect) permit for new construction and an ALT (Alteration) permitto make modifications to the existing structures. While the ERT portion of the build was straightforward, the ALT portion posed significant challenges, as alteration work typically does in developments of this nature.
The alteration work required a careful and methodical approach, involving the removal of one of the existing properties while maintaining the structural integrity of the direct abutter’s home, whose resident remained living on-site. Careful coordination and precise demolition were paramount in ensuring both properties remained safe throughout the reconstruction process.
