Project Spotlight: Ground-Up New Construction of Luxury Condominiums on a South Boston Corner Parcel

We were honored to be entrusted with the redevelopment of a beloved family home once owned by the Lavey family in South Boston. When the time came for them to sell their property, we worked together to reach an agreement and begin the exciting journey of transforming this corner parcel into a modern, ground-up new construction of luxury condominium units.

Our process began with the creation of detailed plans, which we submitted to the City of Boston’s ISD department, alongside a proposed plot plan. The initial design, which included 5 luxury condominium units and 5 off-street parking spaces, underwent review, and after identifying zoning violations, we initiated our community outreach and filed an appeal with the Zoning Board of Appeals (ZBA).

As one of Boston’s best general contractors, we understand the importance of community involvement. We hosted several on-site meetings, gathered support from direct abutters, neighbors, local civic leaders, and representatives of Boston’s elected officials. By presenting detailed project designs and renderings, we garnered widespread support, allowing us to secure the necessary signatures and move forward with confidence. Thanks to this community support, the Zoning Board of Appeals granted us the variances needed to proceed with the project.

Following this milestone, the ISD requested additional engineering documentation, including structural designs, fire sprinkler systems, and site utility plans. With all plans approved, we were issued an ERT building permit and embarked on the ground-up construction of this new development.

The project began with cutting and capping utilities, followed by the demolition of the original 130-year-old house. Over the next 12 months, we assembled a team of skilled subcontractors, vendors, and craftsmen to bring this vision to life—truly showcasing why we are considered one of Boston’s top general contractors.

The finished product is a set of beautifully crafted, luxury condos featuring Pella windows, James Hardie lap siding, and PVC trim on the exterior, combining modern design with South Boston’s classic charm.
