Project Spotlight: High-End Luxury Townhomes on South Boston’s East Side

Located in the prestigious South Boston East Side residential area, this project involved the complete transformation of a once historic single-family home into four multi-story, high-end luxury townhomes. Just a block from the beach and Castle Island, the location is one of the most sought-after in South Boston real estate.

The original house, with its storied and somewhat checkered history, was a topic of conversation in the community for years. Many long-term neighbors welcomed the decision to demolish the old structure and replace it with these luxury townhomes featuring deeded garage parking on the ground floor.

This ground-up new construction project was not without its challenges. We encountered significant topography changes, needed to construct retaining walls, and had to navigate around existing tree lines and overhead power lines. Additionally, we worked closely with approximately 12 abutting property owners to ensure the project ran smoothly—a key element to successful construction in Boston’s densely populated neighborhoods.

One notable adjustment made during the design process was to forego roof decks due to concerns from some civic members. Instead, we created rear decks for outdoor space and utilized the available land to design a beautiful garden area, providing a touch of nature in the urban environment.

These four-story townhomes were designed with luxury finishes and a focus on livability. Special attention was given to the kitchens and bathrooms, ensuring no detail was overlooked. Each townhome includes 3+ bedrooms, with additional space for home gyms and ample storage, making them perfect for families or individuals looking for spacious urban living.

Features like glass railings, multi-slide patio doors, and integrated appliances were incorporated to enhance the luxury appeal. A heated driveway was also installed, adding another level of convenience and sophistication to the development.

The design, crafted by Context Architects, truly captures the essence of luxury living in South Boston. We loved working on this project, which required close coordination with the community and professionals like CEC Engineers, who played a key role in making the driveway functional within the complex site conditions.

Despite the challenges, this project was a success from start to finish, delivering high-end townhomes that meet the demands of today’s discerning buyers. These homes are a perfect reflection of the preferred living style in Boston during the COVID years—spacious, luxurious, and equipped for modern living.
