Project Spotlight: Ground-Up Luxury Condo Development at 9 Glover Court, Andrew Square, South Boston

We’re excited to share the successful completion of our ground-up new construction project at 9 Glover Court, situated in the rapidly evolving Andrew Squareneighborhood of South Boston. This project is part of the continued revitalization that is transforming Andrew Square into one of Boston’s most desirable locations.

Abacus Builders purchased this vacant lot and navigated the complex zoning and entitlement process to obtain an ERT building permit, allowing us to create 7 luxury high-end condominiums. This project required extensive ground work and the installation of steel structure supports, ensuring the stability and longevity of the build. We also managed extreme logistical challenges with deliveries, ensuring that materials were brought in safely and efficiently to keep the project on track.

Each of the luxury units boasts stunning city views, accessible from front and rear decks. The spacious condominiums feature 3+ bedrooms, along with 2 dedicated parking spots in a heated garage equipped with car stacking lift systems. Residents can enjoy both luxury and convenience, with the garage’s easy access to Dorchester Ave and the inclusion of KONE elevators to complete the high-end feel.

Designed by Context Architects, the development features sleek, modern aesthetics and a functional layout, perfectly suited for urban living. The project moved smoothly from start to finish, despite the challenge of adapting to fire code changes during the construction timeline.

These units sold rapidly, reflecting their desirability in South Boston’s competitive real estate market. Each unit was finished with high-end interior touches, aligning with the signature details we use in many of our Boston home renovation projects.

Throughout the construction process, we tackled challenges related to topography, elevation changes, soil conditions, and fire access codes. We also encountered engineering complexities involving the power supply to the site. Thanks to our expert in-house team and trusted subcontractors, all obstacles were overcome. Special thanks to the civil engineers at Howard Stein Hudson’s Boston office for their role in solving many of these technical issues.

The project was completed in approximately 14 months, with a total cost of around $350 per square foot. This development not only contributes to the vibrant growth of Andrew Square but sets a new standard for luxury condos in South Boston.
